How Long Does It Take to Sell a Home in Gilbert, Chandler, Mesa or Queen Creek?

How long will it take to sell my home in Gilbert, Chandler, Mesa or Queen Creek?

That is one of the first questions I hear from homeowners when we start talking about selling.

And honestly, I wish there were one simple answer.

The truth is, there isn't.

I've personally experienced both sides of this as a real estate agent in the East Valley. I've helped sell a home in less than five days, while I've also worked with a home that took 30–90 days to sell. Neither situation automatically meant that something was wrong.

That's because the amount of time it takes to sell an Arizona home depends on much more than the city it's located in.

It comes down to price, condition, location, competition, presentation, buyer demand, timing and the overall strategy used to bring the home to market.

And that's particularly important to understand if you're selling a home in Gilbert, Chandler, Mesa or Queen Creek.

What Are Homes Taking to Sell in the East Valley Right Now?

As of September 2026, Realtor.com reports median days on market of approximately:

  • Gilbert: 60 days
  • Chandler: 61 days
  • Mesa: 60 days
  • Queen Creek: 71 days

These are citywide numbers, so they are useful for understanding the broader market—but they should not be interpreted as a prediction for one individual home.

For example, one home might receive multiple offers shortly after hitting the market, while another very similar home may sit for several weeks.

Why?

Because buyers aren't shopping for a citywide average.

They're shopping for your specific home.

Why Can One Home Sell in Five Days While Another Takes 90?

This is where pricing strategy becomes extremely important.

When I meet with a homeowner, I don't want to simply look at what other homes are listed for and say, "Let's put yours on the market for this amount."

I want to understand the competition.

What has actually sold?

What is currently available?

What has recently gone under contract?

How does your home's condition compare?

What features make your property more desirable—or potentially make it harder to sell?

And perhaps most importantly: What are today's buyers seeing when they compare your home to everything else available?

A home can be beautiful, but if it's priced significantly above the competition, buyers may simply move on.

On the other hand, a home that is positioned correctly, presented well and priced strategically can generate much stronger activity.

That's exactly why I've experienced a home sell in less than five days.

But I've also experienced homes that needed 30, 60 or even 90 days to find the right buyer.

Real estate isn't one-size-fits-all.

Gilbert Home Sales: What Sellers Should Know

Gilbert continues to be a community I know particularly well. I've lived here for about 10 years, raised my son here, and have watched different parts of the community continue to evolve.

Current September 2026 data shows Gilbert homes spending a median of about 60 days on the market.

But Gilbert isn't one single market.

A home in Morrison Ranch can have a different buyer pool than a home in Power Ranch, Val Vista Lakes, The Islands or South Gilbert.

Even the neighborhood, school boundaries, lot size, updates, HOA, amenities and price point can change how buyers respond.

That's why I always encourage homeowners to look beyond a generic online estimate when determining what their home may sell for and how long it could take.

What About Chandler?

Chandler is another East Valley market where location and property characteristics matter tremendously.

As of September 2026, the median days on market in Chandler is about 61 days.

But again, that doesn't mean your Chandler home will take 61 days to sell.

A well-positioned property can move much faster, while a home that is overpriced, needs significant work or has a smaller buyer pool can take considerably longer.

This is especially important when you're comparing homes around different employment centers, neighborhoods and price ranges throughout Chandler.

What About Mesa?

Mesa is a large and incredibly diverse city, which makes citywide statistics particularly important to put into context.

Current data shows a median of approximately 60 days on market in Mesa.

I've personally lived in Mesa for more than 20 years, in different areas, and I've seen firsthand how much the community has changed and grown.

Mesa can have everything from established neighborhoods with older homes to newer developments and properties in very different price ranges.

So when someone asks, "How long will my Mesa home take to sell?" my answer is usually: Let's look at your specific neighborhood and competition before we try to answer that.

And Then There's Queen Creek

Queen Creek is a little different.

As of September 2026, Realtor.com reports a median of about 71 days on market.

That doesn't mean Queen Creek homes aren't selling.

It means buyers and sellers need to understand that the average timeline can be longer than what you may hear about in other parts of the East Valley.

Queen Creek also has a wide variety of homes, communities, lots and price points, so the specific property still matters tremendously.

What Can Make Your Home Sell Faster?

There are several things sellers can control.

1. Pricing

Probably the biggest one.

Pricing isn't about choosing the highest number you can justify. It's about positioning your home where today's buyers will see the value.

2. Condition

You don't necessarily need to completely remodel your home before selling. Sometimes a deep clean, fresh paint, landscaping, minor repairs and thoughtful preparation can make a much bigger difference.

3. Presentation

Professional photography, strong listing remarks, thoughtful staging and making the home easy for buyers to visualize themselves living there can all matter.

4. Marketing

Putting a home in the MLS is only one part of marketing it.

The goal is to get the right buyers to notice it, understand its value and schedule a showing.

5. Flexibility

If buyer feedback consistently points to the same issue, sellers may need to adjust.

Sometimes that means a price adjustment. Sometimes it means addressing a condition issue. Sometimes the market simply needs more time.

So, How Long Should You Expect Your East Valley Home to Take to Sell?

My honest answer?

Plan for the market you're in—not the story you heard about your neighbor's house.

One homeowner may sell in five days.

Another may sell in 45 days.

Another may take 90 days.

And none of those timelines, by themselves, tell the whole story.

The important question isn't simply, "How many days will my house be on the market?"

It's:

"What can we do to position my home to attract the right buyer and accomplish my goals?"

That's where having a local strategy matters.
