Selling your home is a big decision, and if you live in the East Valley, you may already know that no two Arizona communities—or two homes—are exactly alike. Whether you are selling a home in Gilbert, Chandler, Mesa, Queen Creek, or another East Valley community, having a clear plan can make the process feel much less overwhelming.

I’m Kellie Quinn with Realty ONE Group, and I help homeowners throughout the East Valley navigate the Arizona real estate market. One of the things I believe strongly is that selling your home should be more than putting a sign in the yard and hoping for the best. It should be a strategy designed around your home, your goals, your timeline and the current market.

Here is my step-by-step guide to selling a home in Arizona.

1. Start With a Realistic Conversation About Your Goals

Before we talk about price, photos or open houses, I want to know why you are selling.

Are you moving to another Arizona community? Relocating out of state? Downsizing? Upsizing? Selling an inherited property? Moving because your lifestyle has changed?

Your reason for selling can influence your timeline and strategy.

During my listing consultations, I take time to understand the bigger picture first. That allows us to create a selling plan that makes sense for you—not simply follow a one-size-fits-all checklist.

2. Determine What Your East Valley Home Is Worth

One of the most important parts of selling a home is determining the right listing price.

Your home's value is influenced by much more than what you originally paid for it. We look at comparable homes that have recently sold, current competition, location, size, condition, upgrades, features and what buyers are actually responding to in today's market.

This is especially important in the East Valley because communities can vary significantly. A home in Gilbert may compete with different properties than a home in Chandler, Mesa or Queen Creek.

Pricing too high can cause a home to sit on the market, while pricing strategically can help attract attention from serious buyers.

The goal isn't simply to choose the highest possible number. The goal is to position your home where the market recognizes its value.

3. Prepare Your Home for the Market

You don't necessarily need to completely remodel your home before selling it.

Instead, we look at where your money, time and effort are most likely to make a difference.

That might mean decluttering, touching up paint, improving curb appeal, replacing outdated fixtures, making small repairs or simply creating a cleaner, more neutral presentation.

I like to help sellers separate the must-do items from the nice-to-do items. You don't want to spend thousands of dollars on improvements that may not provide a meaningful return.

4. Understand Arizona Seller Disclosures

Selling a home also means being prepared to provide buyers with information about the property's condition and history.

Arizona sellers should work closely with their real estate professional to understand the disclosures and documents applicable to their particular property and situation.

My job isn't to tell you to hide a problem or hope a buyer doesn't notice it. My job is to help you understand what information needs to be addressed so we can move forward with transparency and a well-organized transaction.

5. Create a Marketing Plan—Not Just an MLS Listing

Putting a home on the MLS is only one part of marketing a property.

When I prepare a home for market, I look at the complete presentation: photography, online exposure, property description, social media, digital marketing, open houses and opportunities to get the home in front of the right buyers and agents.

Your listing needs to answer one important question:

Why should a buyer choose this home over the other homes they are seeing?

That is where good marketing matters.

6. Review Offers Carefully

When offers start coming in, the highest price isn't always the strongest offer.

We look at the entire picture, including price, financing, earnest money, inspection terms, appraisal considerations, requested concessions, closing timeline and other terms that can affect the seller's bottom line and the likelihood of a successful closing.

This is where having an experienced real estate professional in your corner can make a difference. My job is to help you understand the offer—not make the decision for you.

You should know what you are accepting, what you are negotiating and what each term could mean.

7. Navigate Inspection, Appraisal and Negotiations

Once you accept an offer, the process isn't over.

The buyer may complete inspections, the lender may order an appraisal and additional negotiations can happen along the way.

This is often the part of the transaction where sellers can become nervous. My goal is to keep communication clear, help you understand your options and work toward solutions when issues arise.

Every transaction is different, which is why I believe in staying involved from contract through closing.

8. Get Ready for Closing

As you move toward closing, there are still details to coordinate with the buyer, lender, title or escrow company and other parties involved in the transaction.

You'll need to follow the agreed-upon timeline, complete any required paperwork and prepare the home according to the terms of your contract.

The goal is a smooth transition from "for sale" to "sold."

I use this during our listing consultations because I don't want homeowners to feel like they are being handed a stack of paperwork and told, "Sign here."
