Over the last several years, Gilbert has become one of the most popular places for people relocating to Arizona, and honestly, it’s pretty easy to see why. Great neighborhoods, excellent schools, newer homes, tons of restaurants, easy access to the freeway, and a community feel that still somehow exists even as the area continues to grow.

As a local Realtor here in the East Valley, I work with a lot of people relocating from out of state (especially California lately), and one thing I hear over and over again is:

“I had no idea there were so many different areas of Gilbert.”

And it’s true.

So if you’re considering moving to Gilbert in 2026, here’s what you should know before packing the moving truck.

Why Are So Many People Moving to Gilbert?

Gilbert has spent the last several years consistently ranking as one of the best places to live in Arizona, and for good reason.

  • Newer communities with modern floor plans

  • Extremely low violent crime rates compared to many larger cities

  • Tons of parks, walking paths, and family-friendly amenities

  • A downtown area that actually has personality

One thing I personally love about Gilbert is that while it has grown a lot, it still feels like a community.

It doesn’t feel overly crowded the way some larger metro areas can start to feel.

What Does It Cost to Live in Gilbert in 2026?

This is usually one of the biggest questions I get.

As we move through 2026, Gilbert home prices continue to stay fairly strong compared to other parts of Arizona.

Currently, buyers can generally expect:

  • Condos and townhomes starting around the low $300,000s

  • Single family homes often starting around the mid $400,000s

  • Larger homes in popular communities commonly ranging from $600,000 and up

  • Luxury communities regularly reaching into the $1 million plus range

Of course, pricing changes neighborhood to neighborhood, and two homes that look similar online can vary significantly depending on location, upgrades, lot size, and community amenities.

That’s why local knowledge matters more than people realize.

Best Areas of Gilbert Depending on Your Lifestyle

One of the biggest mistakes people make when moving to Gilbert is assuming every part of town feels the same.

It doesn’t.

Here are a few examples.

Agritopia Area

Perfect if you want:

  • Walkability

  • Restaurants and coffee shops nearby

  • A more unique neighborhood feel

  • Easy access to SanTan Village shopping

Power Ranch

Great for:

  • Community amenities

  • Parks and walking trails

  • Families wanting a true neighborhood feel

  • Buyers wanting more home for the money

Seville

Ideal for:

  • Golf community living

  • Larger homes

  • Gated neighborhoods

  • Buyers looking for a more upscale feel

Morrison Ranch

Popular because of:

  • Tree lined streets

  • Beautiful community design

  • Strong resale demand

  • A neighborhood feel that is hard to replicate

And honestly… there are dozens more depending on what lifestyle you’re looking for.

What About Schools?

Even for buyers without kids, schools can impact long-term resale value.

Gilbert is known for having several highly rated school districts, including both public and charter options.

Areas within Gilbert often feed into schools connected to:

  • Gilbert Public Schools

  • Higley Unified School District

  • Chandler Unified School District in some nearby communities

School boundaries can change, so I always recommend double checking based on the exact property.

Things People Don’t Realize Before Moving to Gilbert

I like being honest with buyers, so here are a few things worth knowing.

Summers are hot.

No surprise there.

Yes, it gets very hot in Arizona. You will quickly learn to appreciate a pool and remote start on your car.

HOA communities are everywhere.

A lot of neighborhoods in Gilbert have HOA fees.

Sometimes buyers relocating here are surprised by how common this is.

New construction isn’t always cheaper.

A lot of people assume building new automatically saves money.

In many cases, resale homes can actually offer better value depending on upgrades and builder incentives.

Traffic is growing.

Gilbert is expanding quickly.

The good news is freeway access is generally excellent, but commute times matter more now than they did five years ago.

Is Gilbert a Good Place to Buy a Home in 2026?

In my opinion, absolutely.

Gilbert continues to be one of the strongest long-term markets in Arizona because people genuinely want to live here.

It offers a mix of newer homes, strong resale demand, great neighborhoods, good schools, and access to everything people need day to day.

But one of the biggest mistakes I see buyers make is focusing only on price and not thinking about how different each area of Gilbert really feels.

Finding the right neighborhood is just as important as finding the right house.
